The last round of pandemic-era eviction protections in Massachusetts ended on March 31, while simultaneously we see eviction filing rates back to pre-pandemic levels. With high rent and a low stock of housing options, you may feel stuck. If you suspect you are going to face an eviction, don’t wait to ask for help. Even though some pandemic programs have ended, there are still state and local help, as well as some more permanent federal programs. One such protection is a provision in the CARES Act that requires landlords to notify tenants at least 30 days before filing for eviction. Even if this isn’t enough time to gather the funds to prevent the eviction, this time could be valuable in finding alternative housing.
If you know there’s a rent increasing coming that you can’t afford, try to negotiate and reach a middle ground. Massachusetts has a state-wide Housing Mediation Program to aid those facing evictions. This program does not provide legal services or advice but help with conflict resolution. The program is free for MA residents and if you catch it before the eviction starts, you may be able to entirely avoid it.
